    What we do

Trash chute cleaning for the whole system, not just the tube.

A chute is a vertical shaft running every floor of your building, collecting grease, food residue and bacteria on every foot of its walls. We clean all of it — from the vent cap down to the discharge door.

    SVC‑01

    Chute cleaning

A rotating hot-water spray head is lowered from the roof, scrubbing every foot of chute wall on the way down.

    • Hot-water pressure wash
    • Commercial degreaser
    • Discharge area rinse
    SVC‑02

    Sanitize & deodorize

A disinfectant and enzyme deodorizer fogged through the full shaft to kill bacteria and break down odor at the source.

    • Disinfectant fogging
    • Enzyme odor treatment
    • Pest-deterrent rinse
    SVC‑03

    Door inspection

Every intake door on every floor is checked for latching, self-closing and seal condition, then cleaned inside and out.

    • Latch & closer check
    • Hinge lubrication
    • Floor-by-floor notes
    SVC‑04

    Compactor room

Degrease floors, walls and the compactor exterior, and wash bins, so the bottom of the system doesn't undo the top.

    • Floor & wall degrease
    • Bin wash
    • Drain clear-out
    How a service visit runs

Four steps. Zero mess on your floors.

We work around your residents. Most mid-rise buildings are done in a single morning, and the chute is back in service the same day.

      Lock out & seal

We take the chute out of service, post notices, and seal every intake door from the hallway side so water and chemicals stay in the shaft — not on your carpet.

      Top-down wash

From the roof vent, a rotating spray head is lowered on a winch line, blasting hot water and degreaser at the chute walls as it travels floor by floor to the bottom.

      Sanitize & deodorize

A second pass fogs disinfectant and enzyme deodorizer through the full shaft. Runoff is collected at the discharge and the compactor area is rinsed clean.

    Why it matters

A dirty chute is a fire, pest and odor problem.

Chute walls collect a sticky layer of grease and food waste that residents never see — until it smells up the hallways or catches fire.

    Fire safety

    Grease buildup is fuel.

Chute fires spread vertically through every floor. Keeping the walls clean and the intake doors self-closing is basic fire prevention, and is what the NFPA 82 standard for waste chutes expects.

    Pests

    Residue feeds roaches and rodents.

A coated chute runs food to pests on every floor. Regular cleaning removes the food source instead of only treating the symptom.

    Odor & reviews

    Residents notice the hallway first.

Chute odor seeps out through intake doors. It's one of the fastest ways for a well-kept building to feel neglected.

    FAQ

Questions Utah property managers ask us.

Something not covered? Call us at (801) 448-5374.

How long is the chute out of service?

Most buildings of 15 floors or fewer are done in a single morning. The chute is back in service the same day, and we post notices for residents ahead of time.

Do you need access to every unit?

No. We work from the roof, the hallway intake doors and the compactor room. Units are never entered.

How often should our chute be cleaned?

Quarterly works for most residential and hotel buildings. Healthcare and senior living buildings usually go monthly. Lightly used office chutes can go twice a year. The table above has the details.

Will water leak into the hallways?

Every intake door is sealed from the hallway side before we start washing, and runoff is collected at the discharge. Seals are pulled and doors are checked at the end of the visit.

How accurate is the instant estimate?

It's built from the same per-door rates we use on site. The final price is confirmed during a free site walk and typically lands within 10% of the online estimate, unless we find access issues or damage.

    Are you insured?

Yes. We carry general liability and workers' comp, and we'll send a certificate of insurance naming your property or management company before the first visit.
